G.E.Tan & Associates' has an exceptionally strong track record in the management of high-rise residential developments on behalf of developers and management corporations. Through our vast experience, we have established innovative management practices to effectively deal with the requirements of high-rise developments. For instance, we offer a variety of methods for the payment of maintenance charges including internet payment (via Maybank2u.com) and credit card payment. Our property management team is very actively involved in the day-to-day operational side of the buildings and possesses the strong financial management skills required to control substantial budgets. Primarily, our service consists of three elements: Maintenance, Accounting and Administration.
Maintenance
We engage and supervise contractors for and on behalf of the Developer or the Management Corporation in undertaking maintenance services such as: cleaning, security, lift maintenance, M&E (mechanical and electrical) maintenance, fire safety compliance, pest control, swimming pool and recreational facilities maintenance, landscaping, repairs.
Accounting
Due to the substantial budgets involved in the management of high-rise developments, we believe that transparency and accountability is extremely important. Our main accounting duties include the following:
- Preparation of monthly financial statements
- Preparation of full annual accounts
- Administer the clients' common trust account
- Attend to all bank and financial matters
Administration
We have an unparalleled depth of experience in managing the nitty gritty and have streamlined all the complex logistics involved:
- Collection of maintenance charges including the preparation of billing and issuance of receipts
- Collection of all other income e.g. quit rent, rates, insurance etc.
- Pursue defaulters and arrange for legal action
- Manage the usage of common facilities, car access and parking
- Advise and assist in the formation of the Management Corporation
- Advise and assist the 'Protem' Committee or Residents Association
- Liaise with statutory bodies and government department
